Heritage Srijan Park, a housing complex

destinations for property buyers and investors alike. Flanked by upmarket residential
areas like Juhu Scheme, Lokhandwala Complex, JVPD, Versova and Yari Road that
boast of a fair sprinkling of resident Bollywood glamour including Amitabh Bachchan,
the biggest of them all, this suburb has options galore that begin from moderately
priced MHADA tenements for middle-income buyers to super-premium apartments,

that this suburb has to offer.
Concurs Vineet Desai, a retired banker who relocated to an Andheri high rise
after selling off his South Mumbai property eight years ago. "While it made
sense for me to be at south Mumbai while I was still working, Andheri has been
a perfect choice for me post-retirement," he says. "Besides being centrally
located and well connected to other parts of Mumbai, I also have easy access
to nearby supermarkets like Food Bazaar and Spinach, parks, shopping malls,
restaurants and multiplexes. It's definitely one of the better suburbs of Mumbai
from a residential point of view simply because it supports all the conveniences
that one needs for a contemporary lifestyle.
"Andheri today is in demand because it is strategically located, close to the
airport and well connected to both the Eastern and Central suburbs of the city"
feels Gopal Sharma, General Manager, Gundecha Builders, which has ongoing residential
and commercial projects here.
"It's a known fact that all the real estate activity in Mumbai is slowly shifting
to the suburbs," avers layant Gehi, Manager (Sales & Marketing), Mayfair Housing,
whose high-end residential project, Mayfair Meridian, is currently under construction
here. "Andheriwith its ample lifestyle, commercial and residential options makes
perfect sense. Moreover, it also enjoys excellent connectivity by both road
and rail to other parts of the city and is hardly 10 minutes away from both
the domestic and international airports, which makes it a perfect choice for
today's discerning customer."
Rasesh Kanakia, Chairman of Kanakia Constructions, which has two commercial
projects - Atrium and Dynasty -adds adds that Mumbai's western suburbs, including
Andheri, have now become the center of attraction for real estate development
because of their good infrastructure facilities and strategic location. According
to him, a huge chunk of buyers here hail from the salaried class looking for
a home close to their place of work. "In spite of the climbing property rates,
there has been no let-up in demand for residential premises here, especially
in upmarket areas like Yari road, Lokhandwala Complex and Andheri-Versova Link
road," opines Sarvesh Sinha. partner, Good Earth Realtors. "Buyers with a smaller
budget opt for smaller resale fiats in other parts such as Manish Nagar, Seven
Bungalows and Four Bungalows along JP Road. It's one of those places where the
demand for flats and apartments far exceeds the supply."
PROJECTS ON OFFER
With demand for quality residential projects on the rise, developers have been
quick to realise the potential and are increasingly coming up with state-of-the-art
projects to cater to this booming demand. The reputed Ajmera group, for example,
has twin ready possession residential projects - Beverly Hills and Royal Empire
- encompassing an area of about 1,79,081sq. ft. at Shastri Nagar, Phase Three,
near Lokhandwala.
Both the projects, equipped with modern amenities that include concealed copper
wiring, aluminium sliding windows with tinted glass, facilities for indoor and
outdoor spoits, landscaped gardens with separate play area for kids, three high-speed
OTIS elevators in each wing and ample space for car parking, offer the buyers
a choice between three different types of duplex apartments. Acme Group's new
upcoming project Acme Ganesh, at Azadnagar behind Apna Bazaar, offers the chance
to own your own home, priced from Rs. 6,500 psf onwards. Scheduled to be completed
by June this year, this G+7 storeyed project will feature 1BHK (676/758 sq.
ft.) and 2BHK (969 sq. t.) apartments priced at Rs. 45 lakhs and upwards. Acme
Suryadarshan at the same location opposite the Sant Gyaneshwar garden, is apt
for those ready to pay about Rs. 7500 psf to own a spacious 900 sq. ft., 2-BHK
flat in the price band of about Rs. 65-70 lakhs. Scheduled for completion over
the next 18-24 months, this G+11 storeyed project also carries a floor rise
of Rs. 25 from the first floor onwards
. Green Towers and Green Court are the twin Andheri projects of Lashkaria Constructions,
an ISO 9001:2000 company. The former, at Gilbert Hill lane, near Bhavans College,
is on the verge of completion and features 1/2/3 BHK apartments with all modem
amenities at an affordable price. Green Court, on the other hand, is a multi-storied
tower of spacious 2 /3BHK apartments with all facilities, located just off JVPD
Scheme, next to Mayfair Garden Towers. Also on the anvil is Gundecha Symphony,
a premium project by Gundecha Builders off the New Link road, wherein each apartment
comes equipped with hi-tech features that include an Internet, intercom phone,
cable TV connection point and video door phone in addition to external facilities
like a health club with steam and sauna, well-equipped gymnasium, swimming pool,
jogging track and a children's park.
Evershine Builders, one of Mumbai's prominent developers, also has a strong
presence in this suburb with two premium residential projects, Evershine Cosmic
and Evershine Embassy, currently under construction. While Cosmic offers 3&4
BHK apartments housed in three 26-storeyed towers, with four-level parking and
a shopping complex, Embassy targets those looking for 2/3-BHK apartments that
are spread across three 15/17/19 storied high-rise towers with a landscaped
garden.
Also making its presence felt on Caesar Road, on what used to be the famous
Filmalaya studios, is Mayfair Meridian, the high-end residential project by
Mayfair Housing, the only Mumbai developer thus far to sell projects on a carpet
area basis. Meridian, offers Wi-Fi enabled super luxury 2 /4- BHK apartments
with an array of modern external amenities that include a club house, gym and
swimming pool, hi-tech 24-hour security, elevated car park, a 15,000 sq. ft.
landscaped podium and a grand 25 ft. high 5 star A/C lobby.
"The project is nearing completion and should be ready by June 2008," reveals
Jayant Gehi, Manager (Sales & Marketing), Mayfair Housing. "While all the 3BHK
apartments have already been sold out, we still have a few 2BHK (Rs. 95 lakhsonwards)
and 4BHK apartments (Rs. 1.80 crore-onwards) available."
"They have appreciated our efforts in this direction," he concurs. "It's a decision
we have implemented since 2005 based on the fact that carpet area has been the
universal measure for pricing real estate. The objective was to give our customers
total clarity on what he was paying for and what he was getting in return. It's
been well received across all our projects," he adds.
